Asphalt Driveway Maintenance Solutions – 4 Top Tips

This week – after your asphalt driveway has been installed, it is important to implement the right maintenance practices to lengthen its lifespan. We’ve outlined four tips to help that new asphalt driveway surface stay looking brand new.

Asphalt does not require a ton of maintenance, but if you want your surface looking brand new for years to come – you’ve found the right article. Too many homeowners have to deal with an asphalt surface crack or pothole because their driveway wasn’t properly taken care of. Although deficiencies will almost always happen over time, we’ve outlined some great preventative measures to lengthen its lifespan. Regular asphalt driveway maintenance is key in successfully taking care of your drive.

Asphalt Driveway Maintenance Solutions for New Driveways Tip #1: Sealcoat Regularly

The sealer sits on top of the actual asphalt surface, this way it acts as a barrier for moisture, vehicle fluids, the hot sun, and salt from eating through the asphalt. Because of BC’s frequent freeze-thaw cycles, we recommend applying a seal coat annually. Places with more consistent weather can apply a seal coat every three years minimum. Having an asphalt driveway contractor install your new drive? It’s very important NOT to apply the sealer until the driveway has cured for 90 days. Of all the asphalt driveway maintenance solutions for new driveways, this is the most important.

Asphalt Driveway Maintenance Solutions for New Driveways Tip #2: Clean Spills Often

Most oils will permanently stain the asphalt surface if not adhered to right away. There are a few crafty methods to making sure the spill gets cleared up. Our favourite is using kitty litter. It absorbs the oil better than any other commercial product, and we’ve outlined exactly what to do.

  1. Apply cheap, clay kitty litter to the surface. Completely cover the spot where the fresh oil has spilled before it has soaked in.
  2. Use a brick or 2 x 4 to compact the kitty litter onto the ground. The finer you’re able to grind up the kitty litter, the more absorbent it will become.
  3. Let it set for 15-20 minutes
  4. Sweep the litter into a dustpan and dispose
  5. Apply dish soap over the stained area
  6. Scrub thoroughly
  7. Repeat until the stain is gone

Asphalt Driveway Maintenance Solutions for New Driveways Tip #3: Be Aware of Snow Plow Damages

A professional snow plow operator will make sure they aren’t damaging your surface, but be careful when removing snow with one of your own or someone from the neighbourhood. The plow should lightly rest on the surface, not heavily scraping it. It can catch on bumps or cracks and loosen the asphalt enough to let more moisture in, and cause real problems.

PRO+ TIP

Contrary to what many believe, salt will not actually damage the asphalt. However, it can be harmful to the environment, and you must be careful of your lawn and surrounding plants when applying it to your asphalt driveway.

Asphalt Driveway Maintenance Solutions for New Driveways Tip #4: Watch For Puddles Forming

The sealer sits on top of the actual asphalt surface, this way it acts as a barrier for moisture, vehicle fluids, the hot sun, and salt from eating through the asphalt.
