Our Custom Build Process
During our initial meeting, we will help turn your questions and ideas into a quality plan of action. We aim to get to know you, what’s important to you, and what your construction goals are. It is important that we discuss all of the elements of your construction process as well as crunching the numbers and establishing a time frame.
We recognize that not everybody has a complete understanding of what it’s going to take or what is require to complete the construction process. We feel it’s a great investment at this stage to help everyone understand and feel comfotable before moving forward.
Never underestimate the value of a great contract which should be designed to protect “you” as much as the builder. A detailed / transparent contract is ‘ESSENTIAL” in making sure we are all on the same page before the build begins and that we “as the contractor” are meeting your contract goals.
In our contracts, we specify the start dates, construction process, specific materials that are going to be used, roles and responsibilities, payment dates, warrants and protection plans. This stage ensures ahead of time that we achieve the end result exactly as you’ve requested. We can’t stress this enough, you have rights and please do not move forward with any contractor unless you are completely comfortable and every detail of your build is on your contract.
Pro+ Tip: Always request that the contractor bring two exact copies of the contract that way you can sign both and keep one at all times. If you don’t have a contract, you don’t have any proof of what services where agreed on!
You’re happy, everything looks great and all in alignment to your construction goals now you’re ready to move forward with the project.
Pro+ Tip: Before signing any contracts and/or giving money, get a picture of goverment issued I.D. Stay away from contractors that ask you for cash and or give you deals for cash money. If things go wrong you will need a transaction path history for proof of payment or refunds. Never feel bad for protect your interest any quality contractor will understand and should already have ethical practises in place.
Architecture & Engineering services are avalible if needed or feel free to use your own contacts. We pride ourselves on the ability to collaborate and understand our client’s needs. With our building experience and strong ties to the industry, we provide a wealth of resources to assist your decision-making process.
Depending on the custom build, there can be a variety of specifications required by the municipality or city. Development and or specific building permits may be required as well as sign offs and authorizations. Our team is respected and has tremendous experience coordinating and organizing this process with many municipalities in the lower mainland.
Pro+ Tip: We understand that everyone wants to save money as much as possible but we strongly recommend this is not the area to do so! Even the most innocent or little construction project could end up costing you bigtime. Please take the time to consider all of the possiblities of not getting permits and understand some of the implications such as; being rejected home / property insurance, being reported and the inspector puts a stop order – manytimes they will have you either rip out whats been done and/or you will need to supply all of the required documents, if someone gets hurt – you could be facing very large fines “Yes” that’s right if you have someone working on your property and they don’t have proper coverage your considered the “employer” and this is just a couple of things on the list. Best bet is always protect yourself and get it done right!
Understanding the land’s footprint is essential. Surveys provide a number of significant details to the overall build. Because of our existing relationships with geotechs and land surveyors, we are generally given priority for on site service workers. We will have a team member onsite to meet the geotech / surveyor and make sure services are completed to plan.
Demolition & Development
Did you know that VALROC has machinery such as; small/large excavators, dump trucks, skidsteer, double-drum rollers, moible equipment trucks with all the tools needed for building. Forms & Foundation
Our team of specialists have the ability to build and provide custom and or precast formwork. We use the ‘pin and tie’ method, creating a much more consistent outcome. We are known for a combination of high strength concrete, custom or pre cast forms, and a specialized concrete team that has accumulated hundreds of years experience combined.
Our custom builder packages can install drainage systems “in-house” for a more efficient job and an assurance of quality. We install professional drainage in commercial and residential settings regularly, and they are an essential function of any custom build. We are proud of our track record and known to pass inspection first time.
Framing & Structure
Notably one of the areas of benefit to the entire project’s cost and savings. Our team includes journeyman carpenters and experienced craftsmen who pride themselves on their ability to meet and exceed Canadian standards. Making sure things are square, level and true enables the finishers to streamline their efforts and complete the perfect build.
At this exciting stage you start to see the final pieces coming together as our team shows the talent of our construction process. We will do several check-ins and walk through the property to physically understand the space and make sure it works for your needs. The reality of your ideas begin to take shape as we install the roof, electrical and plumbing.
The Exterior Finish includes everything from paint, trim, gutters, and pavement. We provide professional concrete and asphalt services for all scales of projects from walkways to driveways to parking lots.
Once passed, we move into finishing details. This includes insulation, drywall, moulding, taping, internal finishes, flooring, lighting, interior doors, electrical caps, plumbing and accessories of all types.
Our project manager will make all the arrangements and organize all permits and administrations will keep you notified and up-to-date on inspections. A municipal appointed inspector will come in to make approval as we complete the finishing touches.
