Project Details
Project Summary:
Project Introduction
Tony and his family had spent years improving their Brookswood property. This water management project in Brookswood Langley began as a driveway replacement but quickly revealed opportunities to improve several interconnected parts of the property. Tony has been a proud property owner and in the local area for over 20 plus years.
Over six years, VALROC Development Ltd. completed multiple projects, including garage structural upgrades, bathroom renovations, sidewalks, patios, a completely new drive-through detached garage, and eventually one of the largest infrastructure improvements completed on the property.
Tony explains, “A job like this, they all tie into each other.” “We were hoping to solve primarily the water problems going into the garage… Some of it was going into our crawlspace causing moisture damage and showing signs of a cracking foundation from frost penetration and seasonal British Columbia weather.”
What initially appeared to be a driveway replacement with several upgrades became a much larger conversation about water management, property access, aging infrastructure, and protecting the long-term health of the home. Rather than approaching each challenge as a separate repair, the project became an opportunity to coordinate multiple improvements at once, adding immediate function while helping Tony and his family continue transforming the property into their long-term vision for the future.

Looking Beyond the Obvious Problem is an Important Factor
Many homeowners notice symptoms long before they understand the cause. For many homeowners, that uncertainty can be frustrating and stressful.
For Tony, standing water, drainage concerns, and moisture entering the crawlspace had become ongoing frustrations and growing concerns. Existing retaining walls were aging, the driveway was deteriorating, and changing grades around the property were affecting how water moved across the site.
During the on-site consultation, it became clear that solving one issue without addressing the others would likely create future problems.
Project Overview & Concerning Highlights
- Water infiltration around the home.
- Moisture entering the crawlspace.
- Aging retaining walls.
- Deteriorating driveway surfaces.
- Changing property grades.
- Limited access through portions of the front entrance.
Building a Long-Term Solution
Tony and his family didn’t try to transform their property overnight. Like many homeowners, improvements happened over time as priorities changed and opportunities presented themselves. One project often leads to the next as homeowners learn more about how their property functions and where future improvements can provide the greatest benefit.
Over six years and four separate projects, Tony and his family gradually shaped their property to better suit the way they live. This infrastructure upgrade became another important step in that journey, addressing long-standing water concerns while improving access, appearance, and the long-term performance of the property.
Integrated Improvements
- Residential asphalt driveway.
- 62 Feet of Engineered retaining wall
- Engineered drainage improvements.
- Catch basins and trench drains.
- Perimeter drainage connections.
- Underground rock pit.

Tony’s Perspective
“I didn’t realize how complex it was going to be. In the end, it really surprised me how well it actually works.”
Looking Back at a Six-Year Construction Relationship
Perhaps one of the most rewarding parts of this project is that it represents the fourth project completed for Tony and his family.
Over several years, improvements were made as priorities and budgets evolved.
Instead of trying to complete everything at once, the property was improved step by step while working toward the homeowner’s long-term goals.
The Right Equipment for the Right Job
Every Metro Vancouver property presents different challenges.
Having access to in-house equipment such as excavators, compactors, grading equipment, laser levels, dump trucks, and specialized paving equipment allowed the work to progress efficiently while maintaining accurate elevations throughout the project.

Property Owner Benefits
- Accurate grading helps direct water where it belongs.
- Proper compaction supports finished surfaces and reduces future settlement.
- Efficient material handling minimizes unnecessary disturbance to the property.
- Laser-guided elevations help create smooth transitions between structures and landscapes.
- Using the right equipment for each stage helps maintain consistency from preparation to final finishing. This isn’t about using bigger machines.
