Homeowner Testimonial: Brookswood Langley Asphalt Driveway, Drainage & Retaining Wall
Homeowner testimonial from Brookswood, Langley featuring an asphalt driveway, drainage improvements, retaining wall, and complete property transformation.
Project Details
Project Summary:
Water was always the real problem.
While Tony’s integrated property improvement project included a new asphalt driveway and retaining wall, the original concern was much simpler and much more important. Water was collecting around the property, making its way toward the garage and portions of the front of the home’s crawlspace, creating concerns about moisture, long-term maintenance, and protecting the overall health of the property.

Following the Water Across Tony’s Property
One of the first steps during our site visit was understanding how water naturally moved throughout the property.
Rainwater from roof downspouts, surface runoff, existing grades, landscaping features, and surrounding structures all influenced where water collected and where it ultimately travelled.
Some portions of Brookswood benefit from excellent sandy soils that allow water to dissipate naturally into the ground. Tony’s property had those conditions, but not everywhere.
Around sections of the home, more compact soils held water longer, allowing moisture to build up around important areas before eventually finding its own path.
Unfortunately, that path wasn’t always away from the house.
Water was collecting near the garage, around portions of the foundation, and creating unwanted moisture near the crawlspace.
Rather than treating each of these concerns separately, we looked at how the entire property worked together.
Water Wasn’t the Enemy, It Just Needed a Better Place to Go
One of the biggest misconceptions about drainage is that the goal is simply to remove water from a property.
In reality, good drainage helps manage water and move it to areas where it can safely dissipate without negatively affecting structures, finished surfaces, or landscaping.
Tony’s property presented an excellent opportunity to do exactly that.
Catch basins installations, underground piping, downspout connections, trench drains, and perimeter drainage improvements were designed to work together as one connected system, collecting water from multiple locations before directing it toward an underground rock pit strategically positioned within an area of favourable soil conditions.
Instead of allowing water to collect around the home, the system encouraged it to move toward areas where it could naturally infiltrate into the ground.

Why the Rock Pit Became Such an Important Part of the Project
One of the unique aspects of this project was the underground rock pit installed beneath portions of the front property improvements.
While homeowners rarely see this type of infrastructure after construction is complete, it became one of the key components in the overall drainage strategy.
Wrapped in geotextile fabric and surrounded by clear crushed rock, the rock pit installation provides temporary storage for collected water while allowing it to gradually disperse into the surrounding sandy soils.
For Tony’s property, this meant managing water where it was causing problems and redirecting it toward an area better suited to handle it naturally.

Building a Drainage System Tony Could Actually Understand
One of the things Tony mentions throughout the project was the ability to ask questions and physically see how the system was being installed.
“I was able to have a visual on how this all works, how the system works, and ultimately could see it firsthand.”
Cleanouts were installed to allow future maintenance if ever required, while open excavations gave the homeowner the opportunity to understand how each component connected to the next.
Rather than hiding the process, the project became an opportunity for the homeowner to see exactly how the drainage system functioned before it was covered and completed.
A Homeowner’s Perspective on Solving Water Problems
Key Takeaways from Tony’s Experience
- Water entering the crawlspace was the primary concern.
- Downspouts, grading, and surface drainage all influenced the solution.
- Multiple drainage components worked together as one integrated system.
- Being able to see the installation process built confidence in the finished project.
- Addressing water problems early helped protect the long-term health of the property.
- Combining several improvements into one project created lasting value for the homeowner.
- Clear communication and homeowner involvement remained important throughout construction.
