Project Summary:
Discovery Surrounding the Original Footings and Unstable Soil
Quick Recap: This stage documents a home foundation excavation and site preparation work required after critical issues were discovered below the existing home foundation in Brookswood, Langley BC. Once excavation began around the foundation, it became clear the structure had been built originally in the 1970’s without proper footings and was sitting on organic material. At that point, these findings made it necessary to remove the existing structure and reset the site properly. A renovation was no longer viable, and the project shifted to a full custom home build.

Our Foundation Excavation and Site Preparation in Brookswood
Foundation excavation for a custom home requires more than reaching depth. The focus is on removing unsuitable soil, confirming stable sub-grade conditions, and preparing the site so it can support engineered structural fill and future foundation work. In Brookswood, soil conditions and drainage play a major role in how excavation is planned. Brookswood is distinct from other Langley neighbourhoods ( like Willoughby, Yorkson or Langley Meadows ) because of its aquifer, mature trees, and generally large estate lots.
Removing Organic Material from the Foundation Area
All organic and unstable material was excavated and removed from the foundation footprint to establish a reliable base for new construction.
The Reason: Organic soils cannot be compacted to structural standards and will continue to break down over time, which can lead to settlement, drainage issues, and long-term foundation movement if left in place.
In this case, site conditions were heavily influenced by the surrounding landscape. The property contained a large number of mature tree species that shed significant amounts of organic matter seasonally. Over time, this buildup altered the soil composition and increased pH levels, further reducing its suitability for structural support.
Removing this material created an opportunity to reassess the site as a whole. Elevations, natural slope, and drainage paths were reviewed to ensure water could be managed properly moving forward. Drainage systems and foundation infrastructure depend on stable soil conditions to function as intended, and addressing these factors early supports the long-term health and performance of the home.
Approaching the project from a full start-to-finish perspective allowed VALROC to look constructively beyond a single task and understand how excavation, soil conditions, drainage, and foundation design interact. This broader view and our extensive construction experience in Metro Vancouver, helps prevent isolated decisions and ensures each construction system on the property works together as part of a cohesive, durable build.

Sub-grade Preparation for Structural Fill
Once unsuitable soils were removed, the sub-grade was shaped and prepared to receive engineered fill. Elevations were confirmed, drainage paths were considered, and the site was set up to support proper compaction and long-term performance.
Structural Fill Placement and Compaction
After foundation and footings excavation was complete, the site was rebuilt using engineered structural fill. This material was placed in controlled lifts and compacted to meet geotechnical requirements. Proper structural fill installation ensures the foundation system is built on stable, predictable ground.
Engineered Fill for Long-Term Foundation Support
Structural Fill Sourcing and Material Quality
All structural fill used on this project was supplied by Mainland Sand & Gravel, providing clean, engineered material that met local Brookswood geotechnical requirements and supported long-term foundation performance. Using trusted local suppliers helps ensure material consistency, timely delivery, and fewer delays during excavation and site preparation.

Long-standing relationships with local Metro Vancouver construction material suppliers allow us to source the right materials efficiently and with confidence. That experience, built across many excavation and custom home projects, helps keep work moving smoothly while ensuring every system below grade is set up to perform as intended.
Drainage and Elevation Planning
During fill placement, attention was given to site elevation and complete property drainage. Ensuring water moves away from the foundation is essential for long-term performance, particularly in the Lower Mainland’s wet climate. These decisions influenced how the home would ultimately sit on the lot.
Preparing the Site for New Home Construction
By completing excavation, soil remediation, and structural fill placement early, the site was reset correctly before footing excavation began. This approach reduces risk, improves predictability, and creates a solid starting point for the foundation and framing stages that follow.
This stage highlights why early excavation and geotechnical awareness are critical when building custom homes in Langley and the Fraser Valley of BC. Understanding site conditions first allows the entire build to move forward with confidence.
