Exterior Demolition & Site Preparation for a Custom Home in Langley, BC

Completed Custom Home – Final Condition Showcase Video
This showcase video presents the completed outcome of a ground-up custom home build delivered by VALROC Development Ltd in Brookswood, Langley BC
Project Details
Project Summary:
Exterior demolition is not just about tearing a house down. In Langley and across the Lower Mainland, this stage requires planning, permits, and the right construction professionals before any structure is removed. This project shows how controlled exterior demolition prepared the site for excavation and a new custom home build.
Why Exterior Demolition Was Required
Recap: Original Renovation Plan

When we first walked this property, the plan was to complete a renovation and add a second storey. This approach is often chosen because it can reduce overall costs, allow homeowners to keep more of the existing structure, and maximize the usable floor footprint without expanding outward.
A second storey addition also creates more flexibility for open-concept layouts on the main floor. By building up instead of out, the design can improve natural light, modernize the layout, and make better use of the lot while staying within local zoning limits.
At the early stages, we reviewed site access, the overall condition of the home, and visible foundation areas. Based on what could be seen at the time, nothing major appeared to be wrong, and the renovation plan seemed like a reasonable starting point.
Discovery of Foundation Issues
The plan was to excavate around the existing foundation so the engineer could inspect the footings and design the structure for the second storey addition. Once the area was opened up, a major issue was discovered. The home did not have proper footings capable of supporting additional structural load.
Further investigation showed that the original footings had been built on organic materials. At the time of construction, these materials were likely compacted and considered acceptable. However, organic materials break down over time and are not suitable for long-term structural support.
As these materials deteriorate, the foundation can shift and lose stability. Because of this, the existing footings could not safely support any structural additions. In the best interest of the home and its future occupants, it was determined that proceeding with a renovation was no longer an option.
Due to the compromised foundation conditions, the structure was technically considered unliveable from a long-term safety standpoint. The safest and most responsible decision was an exterior demolition & site sreparation for a new Custom Home build from the ground up.
Pre-Demolition Planning and Professional Coordination
Engineering and Geotechnical Review for Exterior Demolition & Site Preparation
Fraser Valley Engineering was involved early to review ground conditions and confirm soil suitability. This helped us understand what to expect below grade and plan the demolition and excavation stages properly.
Survey, Permits, and Scope Changes
Once the project changed from a renovation to a new build, new plans and permits were required. We coordinated with Target Land Survey, Controlled Engineering, and the Township of Langley to make sure everything was approved before demolition began.
Tree Removal, Hazard Management, and Site Readiness
Tree Arborist Services
Fraser Valley Tree Services was brought in to manage tree removal and protection before demolition began. The trees on this property ranged from small ornamental trees to very large, mature species, each presenting different challenges for access, safety, and long-term site performance.

Some of the larger trees were species that shed heavily during certain seasons. Over time, this type of debris can clog downspouts, increase maintenance, and affect drainage around the home. In addition, the organic material from these trees created higher pH levels in the soil, which can lead to unhealthy lawns and require significant yearly cleanup.
Tree removal decisions were made carefully. While some trees needed to be removed to allow safe demolition and construction access, many healthy and well-suited species were preserved and protected. The goal was not to clear the site unnecessarily, but to balance construction needs with long-term landscape health.
What really stood out was how easy they were to work with and how well they understood the bigger picture. This wasn’t just about removing trees, it was about improving long-term property performance. Read the full review at Google Business for Fraser Valley Tree Services
Later in the project, we also worked with a horticulture professional to plan new plant species that would suit the property. These selections focused on lower maintenance, compatibility with the local climate, and seasonal interest. This approach helps create a landscape that performs well year-round while reducing ongoing upkeep for the homeowner.
Asbestos Abatement and Service Disconnections

Before exterior demolition started, asbestos abatement was completed and passed for next stages. All utilities were safely disconnected. These steps help protect workers, neighbours, and nearby properties during demolition.
Exterior Demolition Process and Equipment Used

Construction Equipment Selection
We used a John Deere 200 excavator and a CAT 304 excavator for this project. These machines were well suited to the lot size and allowed controlled removal of the structure without risk to neighbouring homes.
Controlled Residential Structural Teardown
The size of the property allowed demolition to be completed safely and efficiently. The structure was removed in a controlled manner, keeping debris contained and the site organized.
Additional Unexpected Site Discoveries During the Exterior Demolition & Site Preparation Process
Buried Backyard Concrete Swimming Pool
During demolition, a buried concrete swimming pool was discovered in the area where a detached garage and a rock-pit drainage area were planned. This pool was completely hidden below grade and could not be identified during early site inspections.
Discoveries like this can significantly impact schedules and design if they are not handled quickly and correctly. In this case, the buried structure required immediate removal so the site could be safely prepared for future construction.
Efficient Removal Using Specialized Equipment
To remove the pool, we used hydraulic breakers attached to our excavators. These attachments allow us to break large concrete structures into manageable pieces directly on site. This reduces the need for excessive hauling and speeds up the removal process.
We also used our dump trucks and rubberized track motorized dumpers to move, sort, and organize material around the property. These machines are especially effective on residential sites, as they reduce ground disturbance while allowing material to be moved efficiently.
Dynamic Construction Site Management and Material Handling for Metro Vancouver Clients

Having the right equipment on hand allows us to respond quickly when unexpected conditions arise. Concrete was broken down, sorted, and removed in an organized manner, keeping the site clean and safe while work continued.
This ability to adapt on the fly is critical during demolition and site preparation. Instead of delaying the project, the work was adjusted and completed efficiently, keeping the overall schedule on track.
Structural Backfill and Geotechnical Oversight

Once the pool was fully removed, the area was backfilled with structural fill. This material was placed and compacted in stages under geotechnical supervision to ensure long-term stability.
Proper backfilling and compaction are essential for future foundation and drainage performance. By addressing the issue immediately and following engineering recommendations, the site was restored and made ready for the next phase of construction.
Soil Conditions and Drainage Confidence
Confirmed Ground Conditions
Soil conditions at the Langley Brookswood job site matched the geotechnical report. This provided confidence in the foundation design and future drainage planning for the custom home.
Seasonal Timing
Exterior demolition took place during the summer months. Weather conditions were favourable and caused no delays, helping keep the project on schedule.
Preparing the Site for Excavation
Final Survey and Site Clearance
Once demolition was complete and materials were removed, the site was surveyed again. This confirmed elevations and boundaries before excavation began.
Why Proper Exterior Demolition Matters

A clean and well-planned demolition stage reduces risk during excavation. It helps ensure foundation work starts on stable ground with fewer surprises.
Owner Reflection
This project stood out because it changed from a renovation to a full custom home once hidden foundation issues and a buried pool were uncovered. Situations like this are not uncommon on older properties, and they highlight why early investigation and careful planning are so important.
Before any demolition takes place, there is a lot of behind-the-scenes work involved. Engineering reviews, geotechnical assessments, surveys, arborist reports, permits, and asbestos testing all help create a clear and safe path forward. These steps allow decisions to be made with confidence and help protect both the project and the people involved.
At VALROC, we take the time to understand site conditions fully before moving ahead. That planning allows us to adjust when unexpected conditions arise and build the right solution from the ground up.
