It is difficult to determine how far the water has traveled underground. Cracks may go unsealed for years before the water finally makes it’s way inside but it can be risky to leave unsealed. It is highly recommended to repair the cracked foundation to ensure it is watertight before any damage occurs.

Because driveway drains are more exposed to dirt and debris than the home’s drains, they are more susceptible to plugging. As the dirt and debri builds up, the water drains more and more slowly eventually leading to a complete blockage. Depending on the severity of the problem, a drain servicing appointment may do the trick or a completely updated draining system may be necessary.

Indeed. Drainage systems that are installed to remove moisture buildup from grass and dirt are called ‘curtain drains’ or ‘french drains’. A shallow trench is excavated and filled with drain rock, and piping is installed to enable the allocation of water.

There are many products for interior patch work, but there are some downsides to this method. While patch work will stop the leak, water will still absorb into the foundation from the outside. The interior sealer of the home is a last resort to keep water out, and is only a short term solution. It is highly recommended to waterproof the exterior of the foundation and install a drainage system that actually removes the water. Water cannot be completely kept out of the home’s foundation, but it definitely can be redirected off of the property where it cannot do any damage.

Most drainage systems can be completed in less than two weeks, although the length can vary depending on job size. The cost depends on accessibility for the crew and equipment used, landscape and depth of the trench.

Leaks generally occur in only one area of the piping. This means that the problem can be isolated and fixed without having to replace the whole thing. Once identifying the area of the leak, we continue to test the rest of the drainage system to make sure there aren’t other areas causing problems. If the leak is exclusive to one area of the piping the entire system will not have to be replaced, but if problems are persistent throughout then the best option will be a full replacement.

When drains have began to fail, you may notice dampness in the surrounding areas, a musty smell, and / or a white chalk-like powder called efflorescence on the inside of the foundation. Because basements are finished with drywall and insulation, you may not notice the signs before water leaks into the home. Regular drain inspection and cleaning is the best way to ensure water damage does not occur to the home before it’s too late.

This depends on your home’s landscape and the type of piping that has been installed. Newer PVC drainage systems require less maintenance than older concrete tile systems. We recommend inspecting and cleaning every two to four years.

If blockages do develop, augering and hydro flushing equipment will generally remove them without a problem. It is important to check the surrounding area of pipes for leakage, and make sure water is flowing properly from point A to point B.
