DUAL LIVING PLANS
Options to consider for multiple residence homes

Question to the Valroc team:

I have been considering purchasing land recently but haven’t had the time to plan it. Because I am single, have a busy work schedule, and have my father moving back in with me, I’ve decided building a custom home that suits my lifestyle is the best route to go. What is the difference between a dual living space and a guest suite, and what should I consider before I decide to start building?

Answer:

We’re happy to help get the ball rolling during this exciting time for you! Building a dual resident home is a great solution for generational living and an excellent investment if you choose to rent out the suite.

We recommend utilizing a contractor who has an in-house design team as well as the builders to carry out the plans. This way, planning will not get in the way of your busy schedule. Have an initial conversation with your builder outlining your lifestyle and what your goals are. With this information, they will come up with a floor plan that suits your lifestyle and the space you need.

Modern Dual Living Home

If you’re looking to build a custom home, use these as guidelines only. Take ideas from a few if you need to – then express your ideas to your contractor. The largest benefit to building a custom home is creating a space that suits you perfectly, without having to sacrifice space or pay for anything you don’t need.

What is a dual living home?

Custom home builders use a few key terms to describe single family home designs that include multiple living spaces: in law suites, mother in law suites, two master plans, and dual living plans. Each of these are designed to separately accommodate family members or renters but include small kitchens, multiple sitting rooms, their own entrances, and private bathrooms.

PRO+ TIP.

Find a contractor with an in-house design team as well as professional custom builders. This way you can select the options you need from different floor plans, and have your contractor create one specifically for you that suits your needs.

VALROC Development Ltd. employs some of the best architects in the business to make the design to build process seamless and easy. We offer a free estimate for every build, and encourage all of our clients to compare with other contractors to see why we’re the better builders. Call Valroc for your next custom build project today!

What is the difference between a dual living home and a guest suite?

The main difference between that and a guest suite is their size. In addition to the main suite, a dual resident home has a separate master bedroom, full bathroom, sitting area, and kitchen. A guest suite on the other hand usually does not have it’s own bathroom and shares other areas of the house like the living room and kitchen.

It is most common to either put the in-law suite on the first floor or in the basement, depending which your property can accommodate.

PRO+ TIP.

How do you know if you can build a basement home on your lot?

Ask Valroc Development Ltd. for a free estimate. We are in touch with all of the local municipalities, and only start each job after obtaining the right permits and thoroughly looking into the requirements of your municipality.

Modern Duplex Custom Home

How are these arrangements different than multi-family homes or duplexes?

Multi-family homes are generally single structures that include many living spaces. Although the terminology is similar to dual living spaces, multi-family dwellings are single buildings with many housing units such as a complex. A duplex, on the other hand, is a single building that attaches two similarly structured homes by a separating wall in the middle.

Taking the time to learn the correct terminology is key in communicating dual living plans with your contractor. With all of the amazing sources of information available today, it’s never been a better time to build your custom home exactly the way you want it.
